Meet Debora Randall
​Debora Randall is a Canadian economist, entrepreneur, and investor with more than 20 years of experience building and investing in companies across high risk, low capital markets in Africa.
She has spent much of her career growing businesses in environments where business that survive are the ones with the agility and discipline to adjust these complexities and still deliver.
That experience taught her what most spreadsheets miss: returns don't rise or fall on the pro forma. They rise or fall on the people executing the plan when conditions change.
Debora continues to work in Africa while building senior living real estate investments in North America, bringing the same emerging markets lens to both. She is the founder of Beyond Bounds Properties, which partners with experienced senior living operators to reposition underperforming communities into resilient, income producing investments that also raise the standard of care for residents.

We team up with seasoned regional operators - groups already running successful senior-living communities - to revive under-performing properties and meet the growing demand for high-quality senior housing. Each operator is vetted for a clean regulatory record, 10+plus years of experience, and proven success lifting occupancy and NOI.
With co-investment and performance-based profit sharing, every party is aligned to create communities seniors love, and returns investors value.

Rigorous vetting - Minimum 10-year operating history, clean compliance record, and demonstrated 10-point occupancy lift on prior turnarounds.

Aligned incentives - Operators typically co-invest alongside the GP and share in performance upside.

Local expertise - We select regional operators who already own or manage facilities within a 50-mile radius.

Clear lanes - Beyond Bounds handles acquisitions, capital stack, and strategic oversight; operators run daily care, staffing, and census growth.

Data-driven oversight- Weekly KPIs: occupancy, care hours per resident day, NOI variance, feeds into a shared dashboard for rapid course-correction.
